Foreclosure Prevention
As foreclosure in Lackawanna County continues to grow as a serious problem, UNC is specially trained in loss mitigation. Defending against foreclosure is complex and can be expensive. You must consider your options carefully. You will need to pay close attention to court proceedings and deadlines, as there are certain terms you need to know and steps you need to take. UNC’s Housing Counselors are there to help you through the process of regaining your home back.
Foreclosure involves a lawsuit in which a bank, mortgage company or other creditor seeks to take an owner’s property to satisfy a debt. As a result, the owner loses whatever rights he or she had in the property.
UNC’s Foreclosure Prevention Program:
- Is free of charge
- Provides guidance, assistance and one-on-one counseling for homeownership problems
- Makes referrals to resources
- Offers information on the options that may be available to help you get out of debt or prevent foreclosure
- Describes the foreclosure process, legal timelines and how to contact and negotiate with the lender
- Helps you develop a plan for solving the problem
- Aids you through the difficult times
UNC’s Foreclosure Prevention Program provides community education programs to assist homebuyers avoid predatory and subprime loans. In addition, the program provides default/delinquency counseling on a one-on-one basis to homeowners at or near foreclosure. This counseling component is an intense approach to "preserving the American Dream." The process is two-fold and involves both budgeting and option counseling. This counseling allows families to retain their residence through temporary hardships and continue to build the asset of homeownership, which is critical to the future financial health of the American family.
